TABUK CITY, Kalinga – A significant public consultation recently brought together XRC Mall Developer, future stallholders, and current market tenants to discuss the new Tabuk City Market. Facilitated by the Tabuk City Council, the meeting focused on key aspects like market management, rental agreements, and payment structures.
During the session, Christopher Ryan Caroro, Vice President for Operations of XRC Mall Developer, showcased the modern features of the newly built Bulanao Public Market. These include essential infrastructure such as a Sewerage Treatment Plant, Material Recovery Facility, Fire Detection Alarm system, a Paging System, a reliable Cistern Pump Room for water, a Generator Set for 24/7 power, a CCTV Monitoring System, individual sub-meters for wet stalls, and round-the-clock security personnel.
Following this presentation, the proposed daily rental rates and Common Usage Service Area (CUSA) charges for various stall types were introduced, prompting diverse reactions from prospective tenants. The proposed rates are: Wet stalls and inner/center dry stalls: Php 180 rental + Php 30 CUSA; Corner dry stalls: Php 200 rental + Php 30 CUSA; Ambulant vendors: Php 70 (inclusive of CUSA) and Canteen area: Front stalls at Php 40 per square meter + Php 30 CUSA daily; back stalls at Php 30 per square meter + Php 30 CUSA daily.
Despite initial differing views on the rental costs, all parties engaged constructively to explore solutions. To ensure a fair and sustainable framework, the City Council proposed a collaborative next step: market associations and organizations will now unite to formulate a cohesive counteroffer. This unified approach aims to reflect the vendors’ collective insights and economic considerations, supporting their long-term success.
The City Council emphasized the crucial role of a thriving public market in boosting the local economy and serving the community. They expressed strong optimism that this collaborative spirit, with active involvement from market associations, will lead to a positive and mutually beneficial agreement with XRC Mall Developer. This agreement is expected to pave the way for the successful and timely opening of the much-awaited Tabuk City Market.
